The site of the "The Bridge" project, in Rue Aristides de Sousa Mendes in Bonnevoie, comes under the "Dernier Sol" special development plan (plan d'aménagement particulier – PAP), which involves the urban reclassification of the area around Route de Thionville.

The plots of land in question were purchased by the company Brooklyn by Eaglestone, an Eaglestone Group entity that became the landowner in August 2021.

As part of the implementation of the "Dernier Sol" PAP and the development of the real estate project, a building intended primarily for administrative activities, services, and business was planned for the site. The City of Luxembourg issued the required building permits between 2022 and 2025.

The City and Brooklyn by Eaglestone formalised the transaction by signing a deed of off-plan sale on 8 May 2025. The document authorises the construction of the building to meet public district-development needs.

"The Bridge"

The Bridge, which will be used by the City, will be a sustainable administrative building in the heart of the new Brooklyn district in Bonnevoie.

Located just a short walk from Luxembourg Central Station, The Bridge will embody a new generation of office buildings. This project, developed by Eaglestone Luxembourg, reinvents tertiary real estate by balancing environmental performance, occupants' comfort, and workspace flexibility.

Designed to be a pleasant, practical, and functional workplace, The Bridge typifies an ambitious approach to sustainability. One of the goals for the project is to obtain BREEAM certification, and The Bridge has been positioned as a carbon-neutral building with a view to obtaining "Carbon footprint new construction" certification. Obtaining this certification requires an assessment of the building, reducing the building's carbon footprint, and incorporating offset measures, particularly through reforestation initiatives. To that end, 18 hectares of various tree species that can withstand climate change were replanted locally through a partnership with the National Forestry Office (<em>Office National des Forêts</em>) in Moselle.

Location and accessibility

Located in the Bonnevoie district, The Bridge will be easy to get to.

The building will be just a few minutes' walk away from Luxembourg Central Station, and will be served by buses and the tram, connected to cycle paths and vel'OH! stations, and accessible by car via the motorways.

The site is in a lively district with many local businesses and services, restaurants, supermarkets, sports facilities and walking areas.

Layout and use of the building

The building will have six above-ground levels and two basement levels.

The main entrance will be on <em>Rue Dernier Sol</em>. A central core will be connected directly to a spacious and welcoming lobby that will provide unrestricted access for users and visitors.

A separate commercial entrance will be located on the <em>Rue Aristides de Sousa Mendes</em> side.

The spaces will be laid out as follows:

  • a Grand Ducal Police station will occupy the ground floor, first floor and part of the two basement levels;
  • the City of Luxembourg's <em>Office Social</em> (Social Welfare Office) will occupy the second through fifth floors, and part of the second basement level;
  • a business will occupy the ground floor.

As the office spaces will be completely flexible and modular, they can be configured in a variety of ways, such as open spaces, partitioned offices, and collaborative spaces.

The most frequently used floors will be organised into three distinct areas. The front of the building will contain the central core and will be an area that could be open to the public, thus ensuring accessibility. It will house the common areas, such as the reception area, meeting rooms, interview rooms, coffee-lounge areas, and toilets. This area will have two side wings reserved for the building operator's use.

The building prioritises occupants' comfort: it features maximum natural lighting, unobstructed views, and natural and raw materials that foster an exceptional work environment.

In addition to the workspaces, there will be two large outdoor terraces on the first and fifth floors.

Building schedule

  • Facade work: October 2026 to April 2027
  • Completion and technical work: April 2026 to May 2028
